My favorite time of year is right around the corner! I just love summer, the weather warms up (not the heatwave we had though), there are a lot of events going on, and its a perfect time to travel. We closed on the sale of our first home and are in the process of refinancing our current home from 4.625% when we purchased last year to around 3% (7/1 arm). We can expect to save close to $800/mo! One of the issues that came up in our appraisal was all the improvements we made. Surprisingly, we received almost no credit for the improvements but the appraiser did take deductions for things we were still working on (landscaping, AC, etc). This just goes to show you that appraisers can only use certainly criteria when evaluating property and market value does not always align with appraised value. I know with 100% certainty that we can sell our home for a lot more than it appraised it.
